When is the rent due?
Rent is due on the first day of each month by 5 PM; you will be sent an Auto Reminder on the last day of every month.
How can I pay my rent?
All rent payments are to be made through Venmo only.
What if one of the other students are not able to pay; are the rest of the Student’s obligated to cover that rent payment?
Each tenant and parent co-signer are personally responsible only for their rent. They are not responsible for any other student (s) rent and therefore will NOT be held liable in that regard.
Do you offer financing?
We do not offer financing, however, you may work with America Financial Group -www.yourfinancingnow.com/afgmg/ or Synergy One Lending (Annette Hernandez) https://s1l.com/loanofficer/annette-hernandez/.
Do you have any models available to see in person?
Yes! We always have at least one model available for you to come in and check out for yourself by appointment only.
Utilities
Are utilities included in the rent?
Utilities such as water and sewer charges are included in your rent. All others such as electricity, gas, and internet are not included in the rent. Your student house Captain will set up accounts with the local utility providers in your behalf and will be the responsible party to make the monthly payments. Your obligation is to be sure your house captain is reimbursed immediately for those payments.
Maintenance and Repairs
How do I report maintenance issues?
You can report maintenance issues through our online ‘Maintenance Request’ portal which will be immediately delivered to the following parties via email for transparency.
- Property Manager
- Administration office
- All Student / Tenants
- All Parent / Cosigners
Who is responsible for repairs?
All normal wear and tear repairs should be reported to us immediately using the above portal, property manager will complete the repairs himself or arrange for a technician to correct the damage within a reasonable time at our expense. Accidental or malicious damage must be reported to avoid additional costly repairs or to avoid uncomfortable living conditions; however, those repairs will be again handled by the property manager but the cost to cure will be responsibility of the Student Tenants collectively unless the party responsible steps up and take personal responsibility. Payments are to be made immediately through Venmo in either case.
Move-In and Move-Out
What is the move-in procedure?
On your move-in date of June 1st, you will receive your entrance and bedroom keys. A walkthrough inspection will be conducted in your behalf by the property manager and your house captain.
What is the move-out procedure?
A final inspection will be conducted to assess any damages or necessary repairs on May 25th, conducted in your behalf by the property manager and your house captain.
Noise and Conduct
Are there noise restrictions?
Yes, quiet hours are from 10 PM to 7 AM. Please respect your neighbors by keeping noise levels down during these hours.
Can I have guests over?
Guests are allowed, but you are responsible for their behavior. Overnight guests need to be reported if they stay for more than three consecutive nights.
Can we have open house parties?
This is Strictly forbidden with financial consequences and possible eviction; we do allow up to 20 persons in the home at one time without permission but that includes All Student Tenants. With permission and advance notice, we do allow up to 30 individuals at one time but again the Students and Cosigners are responsible for their behavior. 31 persons will trigger financial consequences. The student tenants are counted in these numbers.
Lease Terms
What is the length of the lease?
The standard lease term is 12 months.
Can I sublet?
Subletting is not allowed without prior written consent from the landlord and your house captain, but said consent will not be unreasonably denied.
Security Deposit
How much is the security deposit?
The security deposit is equivalent to one month’s rent.
How is my security deposit held?
An interest-bearing bank account is set up for each student tenant; once you’ve e–signed your lease it will trigger a W-9 to be automatically filled out required by the bank so they can legally pay you your interest payment at the end of the year.
When will I receive my security deposit back?
Your security deposit will be returned within 30 days of your move-out, provided there is no damage or outstanding balances. In most cases deposits are returned within 10 days of May 25th.
Emergency Contact
Who do I contact in case of emergencies?
For emergencies such as fire or gas leaks, call 911 immediately. For urgent maintenance issues such as water leaks, contact your property manager using his cell phone number.
Viewable Lease
When will I be able to view my lease?
Once you complete your online application on the website: www.Real100Estate.com it will trigger your 17-page lease to be viewed online. This lease has been developed in detail to provide as much information as possible and to outline both the landlord’s and tenant’s responsibilities for the year. After reading your lease, which has been written in easy-to-understand layman’s verbiage, we would expect everyone to understand the document’s contents.
